Archer Property Partners Acquires Medical Office Building Near Tri-City Hospital

Archer plans a $2.5 million capital improvement program to fully modernize and reposition the asset as one of North County’s premier medical office destinations.

Archer Property Partners (Archer) announced the acquisition of a majority interest in a two-story, 33,772-square-foot medical office condominium project located in Vista, California. The property, originally developed in 1982 as a 21-unit medical office condominium complex, was purchased from the Tri-City Hospital District for $4.45 million. Archer acquired 18 of the 21 condominium units, totaling approximately 28,035 square feet. 

The property, soon to be rebranded as Solara Medical Center, sits directly adjacent to Tri-City Medical Center, which recently announced a landmark partnership with Sharp HealthCare, the largest integrated health system in San Diego County. Sharp is expected to assume operational control of the hospital in mid-2026 — a milestone expected to elevate the region’s healthcare ecosystem and fuel strong demand for nearby medical office space. 

Archer plans a $2.5 million capital improvement program to fully modernize and reposition the asset as one of North County’s premier medical office destinations. Renovations will include a redesigned exterior façade, upgraded lobby and corridors, new building systems, ADA compliance enhancements, new roofing and signage and improved landscaping and parking areas. 

Upon completion in mid-2026, Solara Medical Center will offer flexible condominium units ranging from 1,300 to 28,000 square feet. The project will feature a 5:1,000 parking ratio and prominent visibility along Highway 78, just steps from the soon-to-be Sharp-operated Tri-City Hospital.
