Real Estate Broker/Manager Acquires and Partners with USFP to Oversee Property Management and Brokerage


US Federal Properties (USFP), a real estate firm that acquires, develops, finances and manages properties primarily leased to the U.S. federal government, is pleased to announce US Asset Services has acquired its Property Management portfolio. A new company led by commercial real estate veteran, Michael T. Lanning, CPM, US Asset Services will partner with USFP Property Management to oversee its Class A portfolio of 35 properties representing more than two million square feet in 14 states.

“We worked with Mike for 12 years at CBRE and have continued to maintain a great relationship with him over the years,” said USFP Principal, Rick Baier. “This partnership is an opportunity for Mike — who has been with large commercial real estate firms his entire career — to own, manage and develop his own company. It is equally beneficial for USFP since it allows us to focus on our core business of developing commercial properties.”

The Property Management acquisition and partnership does not affect the development efforts of USFP Principals Rick Baier, Dan Carr, Cathy Baier and Kevin Kelly. Additionally, USFP’s sister company, CBC Real Estate Group, will continue its development activities. “Both USFP and CBC will continue to grow by pursuing development and acquisition opportunities in Kansas City and throughout the country. This new collaborative relationship with Mike and his firm will lead to new opportunities for CBC, USFP and US Asset Services — all of which will be closely aligned,” Baier added.

Lanning has been in the commercial real estate business for over 30 years, managing, leasing and selling for owner investors and occupiers with total property value more than $1 billion. He has worked on office, medical office, industrial and retail properties, with an emphasis on office. In addition to spending 25 years in leadership roles at CBRE and five years at Cushman & Wakefield, Lanning has held many leadership roles with the Institute of Real Estate Management (IREM), most recently serving as the 2017 International President.

“The USFP acquisition gives us a national platform on which to build US Asset Services, which is focused on owners of government-occupied buildings and healthcare real estate,” US Asset Services Senior Managing Principal, Mike Lanning said. “I’m excited to take the best practice learnings from my 30-year career with large brokerage firms and partner with USFP to leverage its portfolio to service existing and future property management clients.”

Joining Lanning as Managing Principal at US Asset Services is Anne Lemon, CPM. Lemon has nearly 20 years of commercial real estate experience managing all property types including numerous GSA (General Services Administration) leases working with such agencies as Department of Health and Human Services (HHS), Office of the Inspector General, Veterans Affairs (VA), Secret Service, Federal Emergency Management Agency (FEMA) and United States Department of Agriculture (USDA).

US Asset Services will retain USFP’s Property Management associates and clients and will co-office with USFP/CBC.
