Seattle Circuit City reborn as children's clinic

High retail vacancies are generating new opportunities for healthcare tenants


Seattle Children’s Hospital turned a former Circuit City into a new, modern facility, According to an article on the Seattle Daily Journal of Commerce.

The hospital was seeking both a blank canvas in a strategic location and an established community integrated with existing public transportation, highways, sidewalks, parking and urban utilities, according to a hospital official.

The reuse project came with challenges and costs that are not normally present in a typical healthcare tenant improvement project, the article said. Electrical and water utility service upgrades and all-new HVAC equipment were needed.

One of the biggest challenges was working with the 25-foot high space between the floor and roof structure. The solution was to build an internal frame to support the HVAC, plumbing, electrical, low voltage and metal stud framing.
