OSF HealthCare Little Company of Mary Medical Center set out to expand critical cardiac services by opening a new electrophysiology lab in Evergreen Park, Illinois. As planning progressed, a long-lead mechanical unit threatened to delay the project and disrupt hospital operations. By applying a program management approach within a construction manager delivery model, Pointcore mitigated risk and helped OSF overcome obstacles throughout the project.
CHALLENGE
OSF Little Company of Mary, a 298-bed hospital, faced a firm deadline to open a new electrophysiology lab. However, early planning identified a major risk: a key mechanical unit carried a 40-week lead time, threatening to delay the lab’s opening and disrupt ongoing hospital operations.
With care delivery continuing throughout construction, the project required an accelerated approach that could maintain quality, minimize disruption and protect the opening timeline. Acting as program manager, Pointcore was responsible for addressing the procurement risk while keeping the project aligned with operational and performance expectations.
SOLUTION
Pointcore quickly mobilized its network of healthcare-specialized engineers and vetted trade partners to identify an alternative solution. Drawing on their deep experience in healthcare construction, the team identified a replacement mechanical unit that reduced the lead time from 40 weeks to just 13. This outcome was driven by:
- A trusted network of engineers and trade partners experienced in active healthcare environments.
- Open, consistent communication and collaboration across the client, design team and trade partners, supported by regular coordination meetings and proactive issue resolution.
- A comprehensive preconstruction strategy focused on procurement planning, value engineering, and cost and schedule optimization.
Together, these efforts eliminated delays while maintaining operational continuity and quality standards.
RESULTS
The electrophysiology lab opened on schedule with no disruption to hospital operations or patient care. Reducing the mechanical unit lead time by 67.5% was instrumental in maintaining momentum and meeting the project deadline.
In addition, the lab received Illinois Department of Public Health (IDPH) occupancy approval three months ahead of the original Substantial Completion Date. This early approval gave OSF additional time to prepare staff, workflows and equipment for a smooth operational launch, further minimizing impact on patient care.
This project reflects the effectiveness of Pointcore’s integrated approach, combining healthcare construction expertise and a robust network of trusted partners. Through proactive planning, early risk identification and disciplined program management, Pointcore transformed potential delays into measurable performance outcomes.
