Gateway & SH 161 Medical Office Development Underway


KDC & Rubicon Representation are proud to announce a 155,000-square foot, Class A, medical office development at Gateway & SH 161 in Las Colinas, Texas. 

Dr. J. Mark Anderson of Healthcare Associates says, “There is nothing existing in the market to the caliber of this state-of-the-art facility, which is what Healthcare Associates wanted in a new office. We want to provide a unique care environment that hasn’t been done before: A one-stop shop for imaging, pharmacy, dental, vision and sleep therapy.” 

This approximately 155,000 square foot, Class A, medical office building will consist of two phases. Phase I will break ground this fall. It will consist of 95,000 square feet and will be anchored by one of the most prolific primary care groups in North Texas, Healthcare Associates. Phase II will break ground shortly thereafter and will consist of 60,000 square feet. This phase will house an ambulatory surgery center and medical office. The anchor tenant space is currently available. 

“There has not been a medical office project of this scale built in Las Colinas in more than ten years and KDC is very excited to be involved,” said Bill Guthrey, senior vice president-partner, KDC. “In such a convenient and high-profile location, we expect these offices to be highly sought after by medical professionals in the DFW area.”

Located at the corner of SH 161 and Gateway Drive, the development is only minutes away from DFW International Airport and walking distance to the DART Beltline Station, which offers easy transportation to downtown Dallas. 

Rubicon Representation assembled the real estate transaction.  Phase I is owned by MB and KDC is the developer.  Phase II is owned by the physicians invested in the project.
